The Seller’s 7 Deadly Sins: Part 7 — Trying to Go It Alone (FSBO)

The Seller’s 7 Deadly Sins: Part 7 — Trying to Go It Alone (FSBO)

One of the most common questions homeowners ask is:

“Can I sell my house without a Realtor and save the commission?”

In Part 7 — the final installment of our Seller’s 7 Deadly Sins series — we’re talking about the temptation to go it alone.

Also known as For Sale By Owner (FSBO).

And I’ll be honest with you.

When my husband and I sold our first home in Detroit, Michigan, my first thought was:

“Let’s just sell it ourselves. Why pay commission?”

I completely understand the mentality. The goal is to net the most money possible from your home sale.

But here’s what I didn’t know back then.

Selling a Home Is Not Apples to Apples

It’s easy to assume:

“If I sell it myself or if an agent sells it, we’ll end up at the same price — minus commission.”

Statistically, that’s not what happens.

When you sell your home without a real estate professional, YOU are taking on:

  • Pricing strategy

  • Marketing and exposure

  • Negotiation

  • Inspection responses

  • Appraisal management

  • Legal documentation

  • Offer comparison

  • Appraisal gaps

  • Contingencies

  • Contract timelines

  • Risk mitigation

  • Navigating the Transfer of Title (titling issues) and Deed concerns

And most sellers simply don’t realize how complex the process becomes once an offer(s) hit the table.

When we sold that first house, we received six offers.

How do you evaluate:

  • Highest price vs. strongest terms?

  • Appraisal gap coverage?

  • Inspection contingencies?

  • Financing strength?

  • Closing timeline?

Without experience, it’s incredibly difficult to identify which offer truly nets you the most.

The Hidden Risk of FSBO

In my career, I’ve represented buyers purchasing For Sale By Owner homes.

And here’s what I’ll tell you honestly:

When a seller doesn’t have professional representation, buyers with experienced agents often have a significant advantage.

As a buyer’s agent, it is my legal fiduciary duty to protect my client and negotiate the absolute best possible terms for them.

If a seller doesn’t understand:

  • What can be negotiated

  • What is standard in Colorado contracts

  • What protections they may be giving up

  • How to respond to inspection objections

  • How to navigate appraisal challenges

They can leave serious money on the table. Trying to save commission can cost far more in lost equity.

What a Professional Listing Agent Actually Does

Hiring a real estate professional isn’t just about putting your home in the MLS.

It’s about:

  • Strategic pricing based on local Denver micro-market data

  • Professional marketing and presentation

  • Creating buyer competition

  • Managing inspections and appraisal issues

  • Negotiating from a position of strength

  • Protecting your legal rights

  • Maximizing your net proceeds

As a trusted real estate professional in Denver, Colorado, my role is to:

✔️ Protect your equity
✔️ Navigate complexity
✔️ Anticipate problems before they arise
✔️ Help you net the most money possible
✔️ Reduce your risk

And for most sellers, that expertise more than pays for itself.
