In today’s edition of True Confessions with Your Trusted Real Estate Professionals, I want to get real with you about something that has been on my heart. The Denver Metro housing market has been frustrating—for you as homeowners, and for us as agents too.
It’s no secret that interest rates have been higher for much longer than anyone expected, and with the uncertainty in the economy, we’ve felt the ripple effect here in Denver. The once lightning-fast market of 2020–2022 is gone. Back then, homes were flying off the shelves the first weekend they hit the MLS. Today, the story looks very different:
Longer Days on Market – Homes are sitting longer, making the process feel drawn out.
More Showings Needed – It takes significantly more showings to receive an offer and get a property under contract.
Cautious Buyers – Buyers aren’t as quick to commit as they once were.
Right now, the average across Denver Metro is only one showing per property per week. For sellers, and us as your agents, that feels like an eternity.
Many sellers still carry the expectation that the market will look like it did in 2020–2022, but the reality is that home values aren’t what they were even six months ago. That’s hard to hear when you’ve worked hard to build equity in your home. As agents, we feel that with you. I personally have seven active listings right now, and I share in the frustration of waiting for the right buyer to come along.
Here’s the truth: this is still a market where you can win—but it takes strategy, patience, and expert representation. Our team is committed to being in your corner, helping you:
