While no one on our team is a structural engineer, we do have extensive experience working with homes in Colorado and issues that can arise. When buying a home in Colorado, it’s important to know that structural issues aren’t as rare as you might think. Thanks to our state’s dry, expansive soils, many homes may experience some type of foundation movement or cracking.
Here’s an example: in one property, we noticed the refrigerator leaning noticeably because the concrete slab beneath it had cracked and sunk. While movement and cracking of the basement slab is not all that uncommon, it becomes something to watch for if there is significant sinking or "peaking" or differential in the cracks. Slabs are not typically structural, however, they may indicate a larger underlying problem.
Around the corner in the basement, there was a large horizontal crack running along the foundation wall—another big red flag.
So, what should buyers look for?
Horizontal cracks – These often indicate lateral pressure on foundation walls and can be a sign of more serious structural concerns.
Differentials in floors and slabs – When a slab cracks and sinks, you may notice uneven floors or appliances leaning.
Moisture intrusion & efflorescence – That white powdery residue on basement walls often points to water issues that can weaken the structure over time.
And it's not just in basements! When walking around the exterior of the home, we're keeping our eyes open for "step cracking" in the brick significant settling, and "low points" around the foundation where water is not being directed away from the home.
If we notice any of the above, we recommend to our buyers to call out a structural engineer for further evaluation during the inspection period if they want to move forward on the home.
