True Confessions: What We’re Really Looking for When We Tour Homes With You

When buyers walk through a home for the first time, it’s easy to get caught up in what sparkles.

The updated kitchen.
The trendy finishes.
The fresh paint and staged furniture.

And while those things absolutely matter, in today’s True Confessions with your trusted real estate professionals in Denver, Colorado, I want to share something my team and I are always looking for during showings—something you might not even realize is happening in the background.

We’re Always Thinking About Resale Value

Over the years, I’ve had the privilege of working with many repeat clients—helping them buy a home, and then years later representing them again when it’s time to sell. That experience has shaped how we show homes today.

Every time we walk through a property with a buyer, one question is always top of mind:
“How will this home perform when it’s time to resell?”

Because while it’s wonderful to fall in love with a home, our responsibility as your buyer’s agent goes deeper. We’re looking for anything that could negatively impact your long-term resale value or financial investment.

What We’re Watching for Behind the Scenes

As we tour homes, my team and I are quietly assessing:

  • Layout issues that may limit future buyer appealStructural or functional concerns that could affect valueLocation or lot factors that may impact resale
  • Red flags we want to look for early for the home inspection

  • Signs that a flip may look good cosmetically but hide bigger issues

Sometimes, these are items we simply want to make sure an inspector takes a closer look at. Other times, they’re bigger concerns that could make a home a poor long-term investment.

Our Commitment Is Long-Term—Not Just the Contract

There have been multiple times in my career where, during negotiations, I’ve recommended that my buyers terminate a contract—not because they couldn’t buy the home, but because I didn’t believe moving forward was in their best interest.

And I’ll say this clearly:
I would much rather see my clients happy six months, one year, or five years from now, than buying a home that looked beautiful on day one but became a financial regret over time.

That’s what fiduciary care looks like.
