If you caught our last episode, you know we learned the hard way why you shouldn’t DIY an eviction. But this time, we’re talking about something that might surprise you: don’t DIY buying your own home.
You might be thinking, “In today's world of technology, I think I could figure it out, save money and maybe get a better deal on my home purchase. Why should I consider using a professional?” Great question — and one we’re hearing more and more often.
Recently, we’ve seen a growing number of buyers reach out to us as the listing agent directly. Their thinking is, “If I work with the listing agent, I’ll get a better deal.” It seems logical on the surface — cut out the middle person, save money, right?
Here’s what’s really happening behind the scenes.
As a listing agent, I have a fiduciary duty — a legal obligation — to represent the seller’s best interests, not the buyer’s. That means every piece of advice, every negotiation, and every contract term I work through is designed to benefit the seller. If a buyer calls me directly, they are considered a customer, not a client — and that’s a big difference.
Customers do not receive fiduciary-level representation, protection, or negotiation rights. They’re navigating a major financial decision without an advocate in their corner — and that can cost them big time.
So here’s my advice:
Always have your own representation.
A buyer’s agent is there to protect you — your finances, your goals, and your future home. They know the market, they negotiate strategically, and they ensure you’re not left vulnerable in one of life’s biggest purchases.
